Let’s go House Hunting
By the time you have reached this stage you should also have some idea of exactly what you’re looking for a three-bedroom or four bedroom, one of two bathrooms, double single garage, Brick or timber, large or small yard.
Over the past couple of weeks while you have been waiting for all the paperwork to fall into place I hope you have also taken the time to drive around and check out the different locations and found the area’s that appeal to you.

Ok Lets Go:–
A good place to start searching is the local real estate agents in your chosen area’s, but keep in mind that not all every real estate agent will have every available property listed so you will have to shop around.
Ideally take with you a notebook jot down from the window displays at each agent the properties that look like they may suit you and are within your budget. Then it is time to have a break, go buy yourself a coffee sit down and relax and make a short list. Once you have completed this call back and see the agents to arrange an inspection.
It’s also a good idea to pick up the latest daily paper as some people have their properties for sale privately and this way you can sometimes save quite a deal of money.
I know of one couple that took a completely different approach after they had decided exactly what they wanted they placed 2 adds in the real-estate section of the local paper. One under the heading House Wanted to and the other Is your property for sale.
In the ads they listed exactly what they were looking for, example three Bedroom, two Bathroom ect. They then went on to list the areas they were interested in naming the schools and childcare centres they wish to be in proximity to.
Within two weeks they had found exactly what they were looking for in the area of their choice and within their price range. The property had previously never been listed for sale.
By buying privately if at all possible you have more room for negotiation as the seller will be able save thousands and this money is better in yours and their pocket than the real estate agents.
